Relocating to Pasadena: Your 90-Day Checklist
By Nick Despotidis · September 10, 2026 · 2 min read
Relocation moves fail in the planning, not the packing. Here's the 90-day framework I walk my relocating clients through — adjusted for how the Pasadena market actually behaves.
Days 1–30: Scout and strategize

- Get fully pre-approved (not just pre-qualified) — Pasadena sellers expect it.
- Spend a long weekend here. Walk target neighborhoods at morning, rush hour, and evening.
- Shortlist 2–3 neighborhoods by feel, commute, and school needs — not just price.
- If you have kids, research PUSD, private options, and the open-enrollment timeline early.
Days 31–60: Get specific

- Tour in person or by live video — Pasadena homes sell on character, and photos flatten it.
- Learn the micro-markets: two blocks can mean a different school zone and a different price per foot.
- Budget for inspections beyond the basics: sewer line, foundation, and chimney are essential in older housing stock.
- Understand California disclosures — ask for the full package early on any home you love.
Days 61–90: Offer to keys

- Write a clean, well-priced offer — in competitive pockets, terms matter as much as price.
- Line up movers and utilities for closing week; book movers 3–4 weeks out.
- Do a final walkthrough 24–48 hours before close.
- Plan your first weekend: farmers market, a neighborhood walk, dinner on Colorado. You're home.
Relocating is a hundred small decisions. My job is to make most of them for you — or at least make them obvious. If Pasadena is on your radar, grab my free Relocation & Neighborhood Guide on the Guides page, or book a call and let's map your move.
